No, we are not a lender. The lenders on the list probably can. To obtain a loan, search for the lender that is your best choice by signing up for a membership subscription. Once you’re a member, you’ll have access to dozens of residential, commercial, hard & private money including personal lenders in your area. Each lender from every category has different criteria, different amounts to lend, and different interest rates. The initial cost is $89 & $21 per month starting 30 days afterward. You can cancel at any time, and you can get a full refund of the initial $89 if you’re unable to borrow from any of the lenders on our lists.
Each lender has different criteria and terms, so you should ask each lender directly. With that said, we have found that lenders on our platform typically lend on a wide variety of properties (single family, multi-family, commercial, land, etc.) to investors and owner-occupants with varying levels of experience and credit history (bad credit okay).

The cost is $89 & 30 days afterward there is a $21 monthly maintenance & operations fee. The management & operation cost to maintain the database is significant. As a member, you get access to the current list, plus new lenders as they’re added, which is almost daily. You can cancel any time, and for any monthly fee of $21 you can get a full refund if you’re unable to borrow from any of our lenders. We do not charge borrower applicants any fees that are based on loan processing, credit checks is applicable, underwriting, closing or any other type of fee based on making application or receiving a loan. The initial cost & monthly fee(s) are for management, maintenance & operation

Yes, there’s a one-year, 100% money-back guarantee for the cumulative total of monthly $21 payment if you can not borrow from any of our lenders. You may continue applying to lenders through the expiration of your memberships allotted lender denial replies. We sincerely appreciate your trust in Loan Liaison. We do want your loan request to close. At any point in your loan process we are available for a consultation. We practice transparency of our management & operations to assure your satisfaction.
To get the refund, send us an email stating the lender name that you last requested a loan & your refund will be applied to your credit card. We do charge the lender(s) a referral fee for any closed loan that is generated through Loan Liaison. We do offer lenders underwriting & closing services if they so chose to use our system(s). An underwriting and closing services that a lender may opt-in has set fees. Such fees are unrelated to a loan referral fee paid to us at the close of the loan. We do not participate in any way the fees that a lender may charge for loan consideration or origination, underwriting, closing or whatsoever a lender may charge for. If any lender charges any fee prior to close, then this is in violation of Loan Liaison lender policies. Please contact us immediately so that we can remove the lender from our approved lender list.
We can not guarantee that any of our lenders will lend to you. We do guarantee that we will provide you credible lenders that offer competitive interest rates & terms. We also guarantee that we provide the most active lenders from Loan Liaison that qualify for your query. Your search results will rank the lenders that you query by the number of loans & the gross loan amount that they have closed
through the Loan Liaison system. It is possible that our lenders have closed other loans outside of Loan Liaison, and thus any such outside loan is unknown to us. A lenders counts for outside loan closings are not included on the loan bulletin board.
Absolutely we do! In fact, we interview each lender that is accepted to our approved lender list at which time we customize their loan criteria. Your query search is designed to give you the most active lenders from your market area, property & business types. We do our best to get you the lenders that will optimally service you. The scripts & loan criteria we provide you can serve as tools that present your expertise & borrower credibility. As a member, you’ll have access to both scripts & all videos.
Each lender can be different. Commercial loans typically have their own company underwriting departments. However, many mortgage brokers, hard & private money lenders may do their own inhouse underwriting or farm it out to a qualified professional(s). LanCo Realty Services, Loan Liaison does offer each lender the option to use our underwriting team(s), but there is no guarantee that any lender has subscribed to our loan processing, underwriting or closing services. Neither does any lenders use of our underwriting team(s) influence the results of any loan application(s). While it is true that some lenders require higher thresholds of borrower & project credibility, in no way does
the use of any particular processor, underwriter or closer guarantee a desired result. Legitimate underwriting is based & set to the lenders required loan criteria, specifications & all legalities where applicable.
Either the lenders preferred team or the Loan Liaisons team includes a title company or attorney who closes the transaction & manages all legal aspects & documents. The lenders may have or prefer their own teams, but Loan Liaison does provide the option for any lender to use our teams. We do offer our lenders the option for using our processing, underwriting & closing teams. We use local professional expertise for all markets, & our national coverage keeps us abreast of the industry necessities. We present various lenders, real estate moguls, developers, investors and numerous entrepreneurs that discuss in detail their own secrets, success habits, industry tips, professional knowledge & market highlights of advantages & disadvantages to play your “A” game. All of these videos are included at all membership levels in addition to pointers for loan applications, legal documents & market surveys. We do provide scheduled private consultations.
After you become a member, you can change your preferred market, investing area or business type at any time from the My Account section.
We actively solicit for new lenders daily. We do focus our recruiting for lenders in thriving real estate markets & numerous businesses types. New lenders are added almost daily. As a member, you’ll receive access to a continuously updated list based on your chosen market area(s).
